The Situation

Highly commended, spacious cottage, situated in unspoilt, tranquil rural location 3 miles from Bodmin and 150 yards from the nearest road. Non smoking.

The Accommodation consists of:

Lounge/Dining room with coal-effect fire.

Well equipped kitchen/breakfast room with cooker,
microwave, fridge-freezer, washing machine and tumble dryer.

Bathroom with bath, shower, washbasin and toilet.

Bedroom 1 with full size double bed and single bed. Cot and high chair on request.

Bedroom 2 with full size double bed, en-suite shower, wash basin and toilet. Full length sliding windows to
patio.

Electric storage heaters throughout.

Not adapted for disabled, but all doors wide enough for wheelchair (with
exception of internal access to second bedroom) and level access to
entrance.

No pets, please, but guide dogs are welcome.

Attractive garden to rear backing on to open fields.

Secluded patio area with garden table and chairs.

Parking for 2 cars.

Location

Situated close to village of Nanstallon, approximately 3 miles South West of Bodmin.

Lower Mulberry is placed in the centre of Cornwall within easy reach of both the North and South Coasts and many countryside attractions.

Local attractions:

The former County Town of Bodmin is just 2 miles away with its plentiful traditional shops.

Nanstallon is only 3 miles from the main A30 trunk road which makes it ideal as a base for exploring the whole of Cornwall and yet is a perfect retreat for those seeking peace and tranquility.

The delightful market town of Wadebridge is approximately 5 miles away, the more adventurous can explore the rugged North Cornwall coastline and the more sheltered Southern coastline leading to Fowey, Charlestown and Mevagissey.

The now famous and well advertised Eden Project is but a 20 minute drive.

The wildness and solitude of Bodmin Moor, the shady walks and picnic areas of Cardinham Woods, the splendor of Lanhydrock House (4 miles) and Pencarrow House (2 miles) are all close at hand.

Numerous sandy beaches on both coastlines are all within easy reach but the hustle and bustle can be left behind on returning to your quiet country cottage.

The village boasts a fine vineyard which produces an excellent wine, visiting is highly recommended.

Pony trekking from the local riding stables allows you to explore the more intimate Local attractions.

The famous Camel Trail, ideal for walking or cycling is only 500 yards away, and runs through woods and valleys alongside the River Camel all the way Padstow in one direction and up river to Wenford and Bodmin the opposite way.
