| The
Situation |
|
|
Situated
on the Devon & Cornwall border midway between Dartmoor and the
Cornish moors and an ideal base for Touring both counties.
The
original farmhouse dates from the 17th century but
modernisation over the years has ensured that it has enjoyed the
benefits of modern comforts and amenities, whilst retaining the
character and charm of the traditional Cornish long farmhouse.
The
Broad family have worked this 180 acre farm since 1897 consisting
of cattle, sheep and a few hens.
Children love to watch the farming activities, especially
at lambing time in early Spring.
Guests are welcome to walk around the pretty course fishing
lake, and along the River Tamar which borders three of the farms
fields.
You may even see Kingfishers, herons and buzzards or wild
deer (there are even some white deer).

| The Accommodation |
“Top
End”
Our self-catering accommodation is part of the farmhouse but
entirely separate from it, having its own front and back doors –
leading to a lawn where children can play.
The kitchen is fully fitted with; electric cooker,
microwave, automatic washing machine, tumble dryer, fridge,
toaster, iron and ironing board.
A good range of crockery, cutlery, saucepans and other
kitchen equipment. There are plenty of work-tops, base and wall
units.
The living room has an old granite fireplace, colour television
and three piece suite. Books,
toys and puzzles for that rainy day. There are two double bedrooms and a twin room, two bathrooms,
one with shower and one with bath.
Electricity by £1 coin meter.
Storage heaters and bed-linen inclusive
Towels available for hire. Ample
Parking. Sorry no pets.

Cottage”
Double glazed throughout The Accommodation is spacious with three
bedrooms, a double room, twin room and a third with double and
bunk beds with cot. There
is also a bathroom with airing cupboard.
Second toilet and shower downstairs.
The kitchen is fully fitted with dishwasher, microwave, fridge,
freezer, electric cooker, toaster and automatic washing machine.
The back door opens out onto the lawn and where there is
ample Parking. A gate
leads into the meadow where guests are free to wander around the
farm, with its lake and riverside walks.
The second room has a snooker table and few toys, games and books
for the odd rainy day!! The
third room has a three-piece suite and colour television with an
open fireplace featuring an original clome oven. From this room a door leads onto the patio with a barbecue
and picnic table where there are pleasant views of the Tamar
valley countryside with Dartmoor in the background.
The cottage is about 300 metres to the three-quarter acre lake and
approximately 300-400 metres further along to the river Tamar,
which winds it’s way about half a mile alongside the farm, where
herons and kingfishers are often seen..
We assure you we do our best to welcome you with clean tidy
accommodation and try to answer any questions you may have about
the area.
Fishing price inclusive with cottage for two rods.
Electricity is by £ coin meter, but the five storage
heaters are included in the price of the cottage.
Bed linen and towels are not included.
Pet by arrangement.

Guests
who would like to include some fishing during their holiday will
find unique opportunities with our ¾ acre lake, established in
the 1960s.
Stocked with a variety of fish including tench, bream,
golden orfe, rudd and carp (crucian mirror and common), many of
which weigh into double figures and for which there is no closed
season.
The stretch of the River Tamar has a few deep pools and is
noted for its salmon fishing.
There are also trout, dace and grayling.
There
is a garden /angling centre with cafe 300 yards up the road where
fishing licences and a good selection of fishing tackle and bait
can be purchased.

An
excellent base for both Cornwall & Devon.
Ideal for visiting North and South Coasts, Dartmoor and
Bodmin Moor. Launceston, which is the ancient capital of Cornwall, is
also known as ‘The gateway to Cornwall’.
It has a Norman Castle and an interesting South Gate arch.
There is an 18 hole golf course; a leisure centre with
swimming pool; riding stables, Steam Railway and Tourist
Information Centre all within three miles of the farm..
There is also an Otter Park (Where you can see otters ‘in
the wild’) and Trethorne Leisure Farm nearby.
The area offers a wealth of family Inns, excellent
restaurants and clotted cream teas.
You
are assured of a warm and friendly welcome at Lower Dutson Farm.
The proprietors will be only to pleased to recommend local
places to visit and restaurants and Country Inns for that quiet
meal or drink.
