Situation |

Garden Cottage is a self contained one bedroom cottage of
modern/character construction adjoining the owners house.
Situated, as it is, well away from the main village street,
makes for a peaceful location.
This delightfully spacious cottage is comfortably furnished and
equipped to a high standard. There is a small private patio with
garden furniture and steps down to the lawn and shrub garden ,
which is shared with the owner.

Ground floor
The spacious lounge, with French windows leading onto the patio,
contains remote control television/video, comfortable seating,
coal effect electric fire and night storage heater.
The kitchen with its built in dining area, has an electric
cooker, microwave, refrigerator, night storage heater.
Leading off from the kitchen is the pine clad shower room with
toilet, washbasin andtiled shower cubicle.
First floor
The small hallway with storage heater leads up the easy
staircase to the landing, off which there is a dormer bedroom
containing a king size double bed, duvet and a good size
wardrobe and drawers. Adjacent to the bedroom, off the landing,
is a small room with a toilet and washbasin.

Directions
From the A390 at St Austell travelling west towards Truro.
Approx. 4 miles past St Austell you will see a sign post for
Tregony and St Mawes on your left, take this road (B3287)
and follow the signposts for Tregony and St Mawes.
Once in Tregony, Garden Cottage is at the end of a gravel
drive on the left side of the congregational Church which is
opposite the Londis stores. |

Garden cottage is situated in the centre of Tregony village just a short
walk to a nice pub, post office, shop and art gallery.
The River Fal runs close-by with lovely local walks
Tregony is described as being the gateway to the Roseland Peninsula with
all its many little coves and of course the resort of St Mawes. Local
pictures can be viewed on the attached link.
Locally
Just a short drive
St Austell/Eden Project/Lost Gardens of Heligan
St Mawes - just 15 mins drive. Situated on the river Fal is a favourite
with the sailing community. Very popular all year round. Boat trips
including a foot passenger ferry to Falmouth.
Local villages well worth a visit include:
Percuil - the sailing centre for Gerrans and Portscatho
Portloe - a picture postcard little fishing village
Veryan - famous for its round-houses
Philleigh - extremely old buildings and a good pub
St Just-in-Roseland - a beautiful area stretching down to the river
St Anthony Head and Lighthouse - excellent walks and stunning views.
Numerous local beaches/coves/headlands on the Roseland. This is a really
beautiful area with a great deal to explore.
Truro city - good shopping/cathedral/boat trips down the river to
Falmouth - 15 mins
The owners, who live in the adjoining property, are local to the area
and will be only to happy to recommend places to visit or that country
pub for a good evening meal.
