located, nestled high up in the peaks of the prestigious
Packet Quays development in Falmouth, with the principle
living areas and both bedrooms overlooking the harbour
and offering visitors spectacular and ever-changing
views of the water.
Until you visit this property it really is difficult to
explain how breathtaking and jaw dropping the views are
from the 39ft long balcony. Internally the well-planned
accommodation comfortably suits four persons and, with
two bathrooms, makes an ideal property for two couples
or a family. This is the perfect base for those wanting
to relax in a waterside location, yet with all the
wonderful restaurants, facilities and amenities that the
bustling port of Falmouth town has to offer just on the
doorstep.

The stunning location |
Falmouth is well served by leisure
facilities such as two cinemas, one mainstream and the
other, part of The Poly arts centre, showing lots of
interesting world cinema and arthouse films. There are
many permanent art exhibitions and interesting galleries
showcasing the wonderful raw talent of the south west. A
visit to Falmouth would not be complete without a trip
to the National Maritime Museum Cornwall on Discovery
Quay. Adjacent to the museum is the popular Events
Square which features many different festivals
throughout the year, as well as hosting various shops,
restaurants and cafes with outside eating areas.
The Ships and Castles Leisure Centre, with fun pool, log
flume and gym and The Ocean Bowl are great venues for
when the weather is not so conducive to outside
activities.
Falmouth has three beaches, the Blue Flag, sandy beach
of Gyllyngvase is just a short drive or a twenty minute
walk away. Gylly Beach Cafe, it's wonderful food and
decking area are very popular and for good reason too. (www.gyllybeach.com)
From the Prince of Wales Pier, (just at the bottom of
the high street), you can make a lovely day out by
taking a passenger ferry to St Mawes, Truro or Flushing.
There are also other boating opportunties from here such
as partaking in a fantastic Orca Sea Safari, river trips
up the Fal or over to the Helford, or perhaps you prefer
to try your hand at a little fishing.
Truro is a twenty minute drive, The Eden Project
thirty-five, St. Ives and the North Coast forty.
Falmouth has good transport links with three local
branchline train stations, the nearest being Penmere
Platform. From the Moor you can catch buses to all over
Cornwall, as well as there being a National Express
coach stop.

spacious, open plan, living
room features large windows
and a patio door out onto
the good sized balcony
(which runs the full width
of the apartment) enjoying
fabulous views over the
water. The room enjoys a
good deal of natural light
and incorporates a
SITTING AREA : with
comfortable L-shaped sofa,
coffee table, and unit with
flat screen television, DVD
and FreeView box. The
opposite side of the room
acts as a
DINING AREA : with dining
table and seating for up to
6 persons and a sideboard.
Just off this room is the
KITCHEN : with modern fitted
units housing built in
appliances including fridge,
freezer and dishwasher as
well as the oven and hob
unit. There is ample
crockery, cutlery and
glassware, a microwave and a
toaster.
The hallway leads past a
small but practical utility
cupboard with washing
machine and drying
facilities to
BEDROOM 1 : A good sized
room which includes fitted
wardrobes, a 5ft double bed,
bedside tables and lamps.
The windows offer glorious
views over the water and the
patio door leads onto the
balcony.

sized room with twin single
beds and fitted wardrobes.

BATHROOM : with modern suite
comprising WC, bath (with
shower over), heated towel

WET ROOM : Tiled floor to
ceiling, this room houses a
modern power shower.
OUTSIDE : The 39ft long
balcony has a table and
seating and offers the
opportunity to enjoy
alfresco dining over-looking
some of the most wonderful
views of the harbour.
PARKING : There is an
allocated parking space
within the secure, covered
parking area on the other
side of the high street,
approx 25 metres from the
main building. The parking
space is suitable for a
small-medium sized car.
Large 4x4's and saloon cars
will not be able to use the
space. On entering the main
building there are 3 steps
up and then 3 steps down to
the lift, which takes you up
to Cross Trees. If you
prefer to walk (or the lift
is out of action) you can
take the stairs of which
there are approximately 20.

replacement/repair is out of
the control of the owners of
Cross Trees).
