The Situation
This stunning, single-storey residence is set in a tranquil, creek side location with 1.75 acres of beautifully established gardens and woodland. 200ft of direct creek frontage, a slipway and winch, stone quay and landing stage, give the possibility of a real ‘Swallows and Amazons’ get away from it all holiday.

Just one and a half miles from Mawnan Smith village and less to the Helford Passage it is a perfect spot for being on hand for village amenities and yet being able to explore some of the South West’s most gorgeous coastline, not to mention the idyllic pub and restaurant locations! Mawnan Smith provides a local grocery/post office stores, a hardware and electrical shop, thatched village pub, ‘The Red Lion Inn’ and Italian restaurant, ‘Guiseppes’.

The old port of Falmouth town, is just five and a half miles from Tranquebar and here you will find more extensive shopping facilities, interesting bars, restaurants and unique boutiques, not to mention the National Maritime Museum. Mawnan Smith has a bus service that runs hourly to Falmouth and from there you can get bus or train connections further afield.

The property is furnished to a high standard, with oil-fired central heating throughout. Many of the rooms, enjoy views of the mature garden and Port Navas creek. Tranquebar, the owners’ much adored second home, enjoys excellent natural light, creating a spacious, comfortable and luxurious residence.

RECEPTION HALL/OCCASIONAL DINING AREA : Stone flagged floor, with round dining table, two ornate chairs and blanket box. Stairs leading to first floor galleried landing area.

SINGLE BEDROOM : Single bed, wardrobe, chest of drawers, bedside table, mirror and lamp.

MASTER BATHROOM : Good sized bathroom, fitted with a modern white suite, comprising of a bath, separate double shower, divided by a partition wall, pedestal basin, WC, mirror and wall mounted medicine cabinet with shaver point.

DOUBLE BEDROOM : Double bed with bedside tables, lamps, large built-in wardrobe, chest of drawers and chair. Double glazed doors leading out onto private rear terrace.

KITCHEN : Fully-fitted functional, modern kitchen with attractive red tiles and all NEFF appliances, including a double oven and grill, halogen four-ringed hob and extractor fan. Dishwasher, stainless steel sink, breakfast bar and plenty of work surfaces. Gorgeous views of garden and creek.

UTILITY : Housing large fridge/freezer, washing machine and automatic dryer. Stainless steel sink, two low level cupboard units, shelving and store cupboards housing oil-fired boiler providing domestic hot water and heating via radiators and immersion hot water tank.

SMALL LOBBY : With further storage cupboards for muddy shoes and wet weather gear. WC and stable door leading to gardens and front sun terrace.

CONSERVATORY : Double glazed, additional reception room, or occasional dining area, surrounded by beautiful flora and fauna, with views across garden to Port Navas Creek.

SITTING ROOM : Large spacious room with seating for six, including a sofa, 2 comfortable chairs, and a coffee table. 28” television and DVD player. Beautiful Chinese screen. Coal effect gas fire (run on bottled LPG gas). L-shaped, open plan room with archway though to front dining area. Step up to further seating/reading space, with shelving, chair and wonderful views across garden to Creek. This room can be accessed from the Reception Hall, Kitchen, Hall leading from front Double Bedroom and French doors from outside sun terrace.

FIRST FLOOR LANDING : Wood balustrade, galleried landing, overlooking reception hall, with exposed roof timbers and velux window, overlooking creek and front gardens. Combination chaise langue/ single bed, suitable for sleeping an adult.

DOUBLE ATTIC ROOM : Half-size door (adults please duck!) through to attic room with beamed ceilings and sloping roof, queen sized double bed, bedside lights, chest of drawers and plenty of storage space. Velux window, providing garden and creek aspect.

PARKING : Hard standing outside conservatory providing ample parking for up to three cars. Double garage not for tenant’s use.)

GARDEN : Vast, well-maintained lawns sloping down from Budock Vean Lane to creek, perfect for children to play on while adults sit relaxing and enjoying a glass of wine on the sun terrace! The garden is bejewelled with mature trees, shrubs and pretty flowerbeds. The woodland area lines the steep drive down to Tranquebar. There is also an ornamental pond with many fish, including some Coy Carp. Table and chairs for sitting out. BBQ.

SUN TERRACE : Covering the length of the front of the property, this stone flagged terrace provides a large sunny, secluded area for sitting out. A small set of steps lead down to the garden at one end and at the other there is a further, slightly larger set of steps leading to the creek side of the garden

 Notes

CHILDREN: Tranquebar has a few hazards for unsupervised small children, including the ornamental pond, the creek, some steep steps and a well, (although the well is covered over). While we hope that you and your family will enjoy everything that the property has to offer, please ensure that children are supervised at all times).

Oil-fired central heating, gas and electricity included in the rental.

Linen and tea towels are provided, but please bring your own bath and beach towels.

Please arrive after 3 p.m. on the day of arrival and depart no later than 10 a.m. on the day of departure.

Strictly, no animals.

Please no smoking in the property.

An ashtray is provided for your use on sun terrace. Please ensure cigarettes are extinguished properly before transferring to metallic lidded bin in utility room.

A refundable security deposit of £200 is required.

This amount will be returned two weeks prior to departure, providing no damage has been done.
